A: Yes, we are licensed REALTORS.

Q: Can I reach you after hours?
A: We have a 24-hour emergency line that is provided to all our residents. All non-emergency correspondence is handled during normal business hours.

Q: Can you put the money directly into my account?
A: Yes. We deposit rent income directly into all our owners accounts unless there is a special circumstance. Deposits are received no later than the 10th of the month.

Q: Do I get to see the lease or sign it?
A: You will have access to all documents, included the signed lease agreement, through your online owner’s portal. You do not sign the lease agreement as hiring us as your manager authorizes us to sign on your behalf.

Q: How is rent collection handled?
A: Tenants pay rent online through their tenant portal. If rent is not received by the 1st of the month we reach out and give a reminder. Late fee is charged if rent is not received by the 3rd and depending on the communication with the tenant a 3-day notice to pay or quite will be posted.

Q: How long of a lease do you sign?
A: Our standard lease is 1 year but we can do any length the situation requires.

Q: How much security deposit do you charge the tenant?
A: Standard is 1 month of rent with additional deposit required for pets and special circumstances.

Q: How soon can you start managing my property?
A: We can start the process immediately and depending on weather you are with another management company or currently self-managing it may only take a couple days. Call us at 323-349-0865 to get started!

Q: What type of properties do you manage?
A: We manage single family, condos, townhouses and multifamily up to small apartment buildings.

Q: What type of reports do I get and how often?
A: You receive monthly owner statements as well a year end statement. You can also view all financial records through your owner portal whenever you like.

Q: Who holds the tenant security deposit?
A: About half our owner’s hold their own security deposit and the other half we hold in our trust account.
